We did all of the paperwork ourselves, including the grant deed .

If you start doing more than 1 a year, you may need to get with a mortgage broker to fill out paperwork for you..

When I make an offer and throughout the paperwork process, do I put only the LLC name and sign the LLC name or would I include my name as well?

Probably want to see the sales contract and any other paperwork involved in the transaction.

Now they are saying the septic needs repairs and want me to pay out of pocket (to qualify for FHA loan home must be in move in ready condition) we have said no we can't do that because of loan type their realtor responded saying the would fix it before closing and would have paper work by last Tuesday.

Certainly things can arise such as title defects, POA paperwork, deed delays, etc. but the overwhelming majority of foreclosure closings that we hold do not result in delays due to the seller-side.

I am told the court paperwork will take another 3+ weeks process (close around 5/20 I guess). 

I'm looking for an offer agreement or paper work to provide the seller should my offer be accepted or should they respond.
