And BTW, if they leave on their own, they may very well leave their associates in your house for you to evict/deal with.When you tell them to move out on their own, and take all the other occupants with them you tell them that they can work with their section 8 counselor to find a new home and you will not object to breaking the lease or they can find a place on their own.

Another rough rule is that seller carry rates are higher than traditional mortgage rates since the seller had concentration risk (they only have one loan and not thousands like a bank or GSE) and they have a higher cost of capital ( you want to grow your money whereas people who buy bundled mortgage loans have other objectives) All that to say, the buyers who will most likely find your plan attractive fall into the sub-prime category ( have some combination of bad credit/ no credit, filed for bankruptcy, or have been denied for a traditional "prime" loan).
