For me, I like positive cash each month and if I were to look for an appreciation play I would certainly look to do it at the bottom of a cycle, not towards the top.

Personally, I do more notes than ownership of properties at this stage in the cycle but again that is partially preference.Also, if you are accredited you can do more passive investments of larger debt or equity deals.

Milwaukee in particular had some pretty hellasish mortgage fraud going on in these areas.. so you would have think the lenders would not go back to the same old stuff that cost them billions.. giving 100% loans... just too easy for borrowers to just up and walk away and then what do you have.. your 90k apprasial and 70k loan property is trashed.. and its sells for 20k to a wholesaler rehabber and cycle repeats.. bank takes a big hit.. you have no cash into the deal and you laugh all the way to starbucks..

I'd get frustrated with how expensive RE is...but then remembered, if I could get deals now, it'll be much easier (and I'll be a better dealfinder and negotiator) once the cycle came back around.
