Hello All, Recently purchased our first house that we are flipping, and there was small fire that was isolated to the kitchen and did not affect any of the house structure, which was confirmed by an inspector who said there were no signs of any fire damage in the kitchen or the attic.

My husband and I gutted and rehabbed (biggest job was a new kitchen) our first home ourselves (aka no hired help) as well so we are not afraid of getting our hands dirty.  

-I like JV'ing with home sellers that have "minor rehabs" as in Granny houses, updating kitchen and bathrooms, buying on terms, and quickly reselling for a JV fee, getting the home seller more money than the 65% of ARV less costs.

Needs $20K for new kitchen and updated bathrooms.Solution:1.

Is the kitchen up to date?  

Projects on my list include:Re-staining hardwood floors & kitchen cabinetsInstalling tile back-splash in kitchenChanging master half bath to a full bathUpdating fireplacesPlease send PM or email me.

That's the list I'm mailing out to.Also, the whole house needs new carpet, new appliances, a chimney repair, a few electrical switch replacements and new drywall on one side of the kitchen.

Bought property for $34,000, previous sale $95,000, needed minor repairs, paint and cleaning, rent $1,250, already had new gas furnace, new baths, new kitchen, Pella windows, appliances, floor coverings, off street parking, and deck.#3. 

It has total of 16 rooms, with only some having private kitchen and baths.

I am interested in buying REO or mortgage-able properties outside of the 465 loop that need minor rehabs such as paint and floor coverings, maybe new kitchen cabs.
