If both of these properties are in the same market it's probably best for you to work with just one agent that does a great job.

In the future, I would do a better job of vetting my contractors and negotiating my price.

So I suggest reading all of his free stuff first (if he has any) then read another gurus free stuff, and read all of Biggerpockets free stuff along with BPs free advice.
