I hit a couple unexpected hurdles while installing the floor in the living room that resulted in this issue.

I am having replacement windows installed in my rental SFH (WI);  (didn't know where else to post this). 

Now these new insurers did an inspection, and they did require us to install a banister to the basement that the other insurers for over 20 years never required.

Do I need to prepare my loans docs (installment note and mortgage) any different in this situation than if it was a single purchaser rather than two?

I can have them turned on in my name temporarily but it involves tests by plumbers and electricians, city inspection and installation of a gas meter. 

I'm trying to install some LED rope lights around my balcony/deck area and ideally I'd like to plug the lights into my HVAC Closet rather than using the outdoor outlet that I have to have a cleaner look.

Seeing that flashing was not installed, you have water penetrating between the gaps. 2nd photo shows concrete spalling (most likely due to freeze-thaw cycle) and exposed rebar now beginning to rust.

Space savings, does not have to run as much to keep water hot while not in use, so there is some gas / electric savings and they tend to last a little longer than hot water heaters. they are a little more in cost to install. i do not have any in my rental properties but have one in my personal home and i like them. make sure it is sized for the amount of bathrooms and kitchen it is feeding. mine feeds 3 bathrooms and a kitchen and does just fine - brand is Takagi. 

I have installed cabinets, cleaned houses, yards, ect. for there is not much I can not do in repairing a house.
