There is no perfect solution to address your question.However, I would add that just because you have a capital gain event every few years does not mean that the investment underperforms on an after-tax basis to a buy and hold strategy. 

Start in one area and dry test the solution before installing it. 

Although each investor's time in the spotlight ends, literally opening the door for the next generation to shine, maybe the near term solution is not always to liquidate the asset? 

Getting a contractor to look it is an option but many are cookie cutter solutions and you may be disappointed or in shock from the quote.

Every time we called Verizon to take a look at the issue their solution ultimately did nothing to resolve the problem.
