If you need something faster, I guess I'd say focus on finding an independent agency who can approach all markets rather than a captive agent like one at Farmers, State Farm, or All State.

Would you be paying for an independent appraisal to give you a good idea of value? 

After a drawn out battle with one of my main servicers who put their own moratorium state-wide on foreclosures, to cover their @$$, (even demand letters ) moving forward with attorneys in each state to handle them independently now.  

I can perform self audits, and have been successful finding honest mistakes, but unsure how I should proceed with my situation.
