@Jose Perez    Yes mortgage fraud is very common, but considering you put your name and home town on a google searchable forum I doubt you will be able to get away with it.

This is an interesting dilemma.I have no legal experience, but I'm going to think there is some form of fraud taking place in such a situation.

If your trust has a name that does not disclose your identity, you can name your trust as a member of the Arizona LLC.

The ones that are just way to high and don't make sense discard them... the ones that are nearly identical keep them.

I come home and google their names and find out they have been arrested multiple times on felony charges for fraud. 

For example, a mile south of one house I could buy the identical house across the county line for 100k less (maybe even less) but the rent will also be less because no one wants that school district. 

The positive to this is that, if the deal goes South, it's an equity relationship where the losses are on the investor and they can't come back against you unless you were grossly negligent or committing fraud of some sort.
