But the ability to move homes in and out should not be affected if it was a mobile home park prior to the zoning established for the parcel.The city can confirm, but if they tell you that the park is illegal you will need to find historic pictures proving it has been an MHP prior to city zoning, in which case nonconforming would be granted.  

One strategy would be to close it in a land trust, change the insurance policy (which historically in my experience is what notifies the lender of an ownership change)And have your back up plan of private money ready to go.
