I do underwrite cleaning the gutters and possible pest treatment 1 time a year (but I don't tell them that).

Keep it clean, take a profit and move on to the next deal.

If moving out of your unit I suggest not doing any showings until it has all been cleared out, touched up, and professionally cleaned as places usually show better when vacant and properly cleaned.

If you were above board from the beginning (or at least not faking you had a client) teh best course is to come clean with the listing agent and get something on paper.Just my 2 cents

Hi Jordan, We manage properties in the Chattanooga area and have a great company in town that we use for everything from gutter cleaning to water issues and installing french drains.  

The cleaning lady will be cleaning 2 units I purchased in hopes of making them into VRs hehe, that won't happen this year. 

I'm about the clean it up and put some anti mold primer on it.I need to have an mold inspector certify it.

Do I even consider giving their deposit back if it's clean?

SLO and ST are best (and should only be used) on clean properties...with clean title.
