Pay a local civil engineer to do a feasibility study .   

first talk to a good real estate broker that specialize's in land in that area.. that will give you a baseline value. and remember in CA there are millions of parcels like this throughout the state legally created lots .. that are either no buildable and or not economically buildable.commercial enterprise on 3 acres is not feasible in any fashion.

So I guess my next question is it feasible to get a short sale done on house with a deceased owner, with the current probate situation. 

And apparently, @Ben Leybovich is in an area where that is not feasible. 

What I want to do is determine the source of the issue and if it is economically feasible to fix.

rob, I will be attending ed's landlord's dublin meetup this week hope to meet you. you set some feasible  goals for you and your team, networking is the ultimate key to any business that is why I created this topic to get more people to chime in so we can use one another services. for the 8 units you have are they multi family or an actual 8 unit apartment building?

@Chaz ReidIf you are doing flips for rentals or looking to become a landlord this would be the most feasible approach to this side of town.

The "Key" points I want to make in this post are whether this course is feasible and, "Does it really work!"
