I feel that Redlands is an up and growing city with lots of potentials and still has room for investors.I'm in the process of picking up a SFH with half  an acre lot.

So i'm trying to grow my network and learn as much as I can.

It is easy to assume, but assumptions are only guesses and often clouded by our view of people.As you are out of state and this is clearly causing you stress, I would suggest talking to a few local property managers to see if they can take over management of the property.Vacancies do cost, though the price someone else quoted is higher than I've ever experienced outside of an eviction where lots of stuff was left behind and the place was not taken care of (both of those were probably $6K once I factored in lost rent).

Conversely, if I set aside $12,500, it would grow into enough money to pay the future tax bill.

I felt i had to tell my story to explain why i want even poor examples of extra protection and why i over always go overboard on Insurance, way more coverage than needed and hardly ever used .

Probably a better STR market there, assuming they haven't change the rules on themAthens - growing area, probably still a solid play for both mild cash flow and decent appreciation at this time with the right deal; we don't invest there, so I don't know that specific market well, but our west Madison properties rent easily.
