Without knowing very much about your financials, my general thoughts would be to wait.It sounds like you would be in a very hard place if you encountered unexpected repairs, if there was an extended vacancy, or any other problems from a laundry list of other possibilities.

I located a good deal on HUDhomestore.com, but when I approached a hard money guy he wasn't interested.Since then I set out to search the internet for hardmoney and private lenders, but am encountering some challenges.I was wondering if anyone can steer me in the right direction to locate a "user friendly" source.I am located in Tulsa Oklahoma, have flipped one property with a very modest profit - mainly because I had some bad advice from a mentor at the time, and worked with a local private money guy who I do not want to work with again - and I think the feeling is mutual.

With that said, your extremely close to losing money and my numbers are based on no additional problems being encountered (the hidden repairs).$8K / 6 mo. = $1,333/mo. earned at a sale price of $410K Maybe you can shorten the time to completion, but my numbers are closer to real numbers for the new investor and good conservative numbers for the seasoned investor.

To that person that told you to get out of their house, you may not want to call them again but keep them on your 'regular' mailing list and your first follow up after that awkward encounter should be something personal.
