We cash flow fine with a right size loan. 

But I’ve come to realize in order to maximize the tax benefits and long-term earnings.

Although any delays in cash out morg from the completed reno has great potential to disrupt my process.

My out-of-state clients love it here because they are able to purchase deals that are cash flowing, hits the 1% rule, and has lots of appreciation potential.

That would be ideal, as it would give you some time to cash them out and negotiate favorable terms.

Hey everyone, I’m a real estate investor looking to do a cash out refinance on a portion of my rental portfolio.

There are a lot of pros about the property including that it would be cash flowing approx. $600 per month if I were to move out.I guess my question is how do you know when to take risk and when not to?

This is a problem with the majority of (although not all) of the hard money loan platforms, and one reason why I have had to resort to hard money loan funds to be able to actually invest and avoid having cash drag.
