He gets 800 a month per bedroom for a 3 bedroom house but in reality for him to make money he needs to charge at least 3500-4000 per month in order to make money.

There's a couple of reasons, but the big ones are that most seem to be brand new with unrealistic expectations for what they're getting into or they're old-timers still looking for grand slams when singles and doubles are all the exist anymore.

I'd say it's more akin to someone having to pay for environmental efficiency requirements such as double-glazed windows, insulation etc.

This means that developers won't develop 3 bedroom units where families can live, but instead will build units as small as possible, 250 sqft microunits, to get a return on their investment.

Besides windows, I didn't see anything that yells out to me that would be a huge expense right away.Between the two houses it's 5 2 bedrooms and 5 1 bedrooms, I don't have the numbers in front of me but he said he's getting between $300 and $600 per unit (most being closer to $300).
