., hiding behind the fresh coat of paint...or water damage, or faulty & dangerous electrical work, or disastrous plumbing, etc...there is no way they are going to know any of this with out the benefit of a professional inspection, and agents (BOTH buyers & sellers agents) actively encouraging this type of behavior, seems unethical.

@Jon Loca I'm in the west suburds of Chicago, Aurora and been looking into expand my investment to multi family units in Chicago area, I found a series of youtube videos from Jake Lyon Realtor, he put together all the numbers for all the neighborhoods including South, West, North of Chicago, check it out.I watched all of Jake's videos and avoided the south side of Chicago, they have all the neighbors listed as 15 most dangerous neighbohoods of Chicago, only selected West of Chicago like Austin, East Garfield Park to sample some data and all the numbers such as 1% rule, cap rate, avg 1 year growth rates matched Jake's numbers, all the numbers look good in terms of investment compared to other neighborhoods of Chicago, even in the west suburbs.

He said he has had other properties where it is up to the tenants to make sure the gas is filled and whatnot and they won't get the gas filled and will just use space heaters which is dangerous and a fire hazard or they will just not let it get very warm and pipes will freeze and whatnot.

I just don't have the desire to learn a new craft and I think that leveraging a ton of rental properties seems dangerous to someone who is inexperienced.
