It's more about that you have to have either different parcel numbers or some kind of recorded agreement with the buyer that you can continue to subdivide and they won't claim the ownership of the rest of the land.Will post on this thread if I find the solution, unless somebody answers here.

And that is split with your brokerage, and what you get is taxed as self employment income, which remember has a higher tax rate than a w2 income.Other costs with your license are mls dues, sentrilock/suprakey dues, Realtor association dues, e&o insurance, continuing education classes, possibly desk fees from broker.

Its a good deal and the numbers makes sense, I can wholesale, or fix and flip. now that the seller has mutiple offers he fills he is in a good position so I must play tough ball.
