We were wondering if you guys in the Bigger Pockets community think it is worth investing in Central Air/heat for both units? 

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

Builders react the same way, slowing down - which is ironic, because the US is short 5 million new construction homes and until we fix supply, there will be upward pressure.

Make sure water heater, heat/Air, and plumbing work well without leaks.

Fix: New $35 thermostat from the hardware store.Everything was running, but the condenser fins on the outside unit were full of dirt, pollen, cottonwood seeds, etc, so the system was blowing warm air. 

Is your husband Army or Air Guard?  

In North Charleston Air bnb's are actually illegal but they have not enforced the laws yet which would make me nervous as when they finally start to crack down and enforce, you may be out of luck there.
