And I did view the property and the roof was just replaced and Ac units look good probably couple years old.

Also, 1031 is almost not required if you are going to sell the replacement property anyway. 

The less you open, the less you have to replace/repair.When you do open up walls, insulation, electrical and drywall will be the main things to look at.

I'm inclined to swap natural gas HW tanks for electric when they die to make it easier/quicker on replacement, but curious if anyone has been using tankless as they claim to have a longer life. 

Already took into consideration replacing 3 roofs and carpets into my purchase offer which would push out replacing the roof for another 15 years min. and carpets as needed allowing cap ex budget to grow.
