I wasn't really thrilled being forced to quickbooks online from desktop so I would like a different software for bookkeeping but need to retain my mortgage bank too. 

That is not anything we have done along these lines, and have not had any major problems. 

On the private side, we fund in a couple of weeks.

Hello @Matthew Hull,Scripts can be helpful, but we sound like robots if we rely on them too much. 

PMLs exist, there's zillions of them, real estate investors work with them every day and PMLs fill a need and have a role to play as a specific tools for a specific situation.See if you can put a sharper point on your question.Mike Thanks for this Mike!

So they basically did rental arbitrage on your property for 7 years and then walk away. 

The thing is he wants to sell it directly to me (FSBO) without the use of an agent to save on commissions.

I just did a cash out refi on one of our rentals w/ Guaranteed Rate.

I bought it on market and there were definetly some learning lessons here.
