I participated as the main contributor to the international forum but I didn't know they were going to abolished so I couldn't advise them against it.I imagined that they did that because of the low participation but that might change as I've noted a huge increase in interest in international investing lately, which makes sense given that the US is losing its advantage when it comes to cheap financing.

It is not fair to unsophisticated investors to be offered syndication investments by groups or individuals who have less than 7 years experience (and that is being liberal) in real estate finance, operations and management, etc. 

As long as you stay at 4 units or below you'll even get very advantageous rates on your financing. 

Houses in disrepair sit on the market longer in st thomas because there isnt an easy way to finance these properties. 

Which is fine - but we want to know what columns we went over budget on to try and stop from doing it again.I dont love the idea of having a separate software's - one that tracks finances and one that tracks the cost.
