I am hoping you guys can give me some guidance as I am pushing past analysis paralysis and starting to take steps and "learn as I go"Background:I have spent the better part of two years learning as I much as I can, reading, watching webinars, listening to podcasts, analyzing fake deals.... you get the idea. 

I could only prove income from one of the units since I was living in the other, they wouldn't accept the future promise of additional income once I moved out.BUT eventually I prevailed, currently I'm in the process of stabilizing the new property.Hope this helpsCheers @Bill E.

A really smart guy named George Box said "All models are wrong, but some are useful" And to be honest, I'm not going to bother changing one of my full models to suit this unique situation; its more work and all I'd get out of it is fake internet points. 

Newer stuff is just so soft and will eventually chip or ripple if its fake wood. 

Hello all,As I have looked into short term property rentals it seems like a common problem arises when looking for a promising property manager.

Not really, except to stay on top of the promised repair schedule.

One landlord let me out of the lease after I complained that the heat wasn’t working (this house had so many problems including him promising us a kitchen remodel when we moved in and then he got mad when I told him the contractor left the cabinets outside overnight - with dogs in the adjoining unit who liked to pee on everything, anyway this was winter in Wisconsin and he flat out ignored me for several days when I told him the heat wasn’t working).

If you can hold this first property thru your career, I promise you will be happier than if you sell it to move up to bigger and better... there is something special about the first one so keep it if you can.  

Find someone who sets realistic timelines and under promises but over delivers. 

I will need to see which shows promise in population growth.We are going to somehow use my wife's app for renters and landlords that was introduced in Kenya here.
