I have just qualified as realtor and am planning to start generating income with that immediately.

It's not the 'perfect' house hack because the income generated from the rooms doesn't completely cover my mortgage.

Has a ton of features, can generate a lot of great reports & they are super user friendly with an outstanding customer support group.

My point is, depending on where you are at with your income, it sometimes makes sense to use an LLC treated as an S-Corp to minimize the NIIT tax because the income you are generating from your real estate is being reinvested. 

.:- seller lead generation- seller lead conversion- negotiating contract- contract to close (escrow period)- post closing (renovation, project management, etc)- selling the home (your agent will help with this)- miscellaneous (running numbers, estimating ARV, estimating rehab costs, etc)House-flipping is a full-time gig and if you aren't working on it full-time, you're paying someone to do it - contractor, property manager, project manager.That being said, local meetups and BiggerPockets are great places to get in contact with the right people. 

So focus on Lead generation!
