Like you, I'm in the same boat - work 9-5, young kids, hungry for opportunities in RE, and looking to build financial freedom so I can escape the corporate world.

The contractor also has a property management company who will manage the properties in the community and offers additional ammenities like free kayaks, paddle boards, etc. for tenants in addition to boat rentals and more.

I'm in a very similar boat, looking to be in Austin in Q1, but in Socal for now.

I did suspect, too late, that it was being written up wrong but I didn't want to rock the boat.

i am in same boat tom, got a lot of equity in a successful short term rental, but i am paying rent in another place, trying to figure weather to keep paying rent, or get a something i can live in with whole new loan and be building equity then go and leverage the short term rental for another spot, but dont want to get in over my head, market is spooky right now, let us know how you go!

If they rent a boat and get injured skiing, I have coverage if they decide to sue us.
