Regarding speculation, not sure it requires further simplification... part of what is happening in LA is driven by speculative investor activity, just as its demand and inventory shortage issues.

Say it's a 5k material, 10k labor job, normally you'll pay 15k, if a company accepts CCs, it's an automatic 3%, if they accept terms they vary, different rates per month/quarter -- the longer, the more companies get hit, ie if ai offer 6 months, i get 5% hit, 12 months 10%, 24 months, 20%.

At the moment I only have a list of preforeclosures, I haven't driven yet (two little kids not in school makes this more difficult) but plan to.Its good to hear that volume is working in your area.
