I Think listening to podcasts is a very easy step for anyone to start thinking about investing in real estate without having to put in serious time and effort into studying and doing all the appropriate research.

There is a reason why experienced investors put in little to none of their own money when they do joint ventures.  

You should put a copy of that with all of your offers and hopefully get the owner believing you can close.Another thing you should consider doing before you start is finding an office location that is convenient and has a minimal of distractions.
