I require braided hoses on the ref and washing machine.Renters Insurance is a must.I let them cancel the lease with 30 days notice and a payment of 2 months rent as a penalty.I've never done a lease for less than 2 years and most of my renewals are for 2 years.I haven't done it yet but will put in the lease, if the tenant wants to extend the lease beyond the initial period and doesn't sign an agreement within 30 days of the expiration of the lease,it becomes a month to month at an increase of 10%.
