I was about to get ready to buy another property in another state but now I am a little nervous and feel that may be I am not equipped to handle this landlord business yet and may be i need to educate myself better.Anyway has anybody had any similar situation in the past?

Absolutely...plumbing, A/C-Heat, refrigeration, all the equipment for cooking...that's all on you. 

I did a flip there, and made lousy money, and the meth-heads stole a bunch of tools and equipment from me.  

But what's new is 1) my housing vending machine approach 2) the international reach 3) the ability to sync calendars and book out 6 months solid 4) no collection issues  etc  

Honestly, at this time I prefer to NOT own my own laundry in order to minimize my involvement with it.Is there a consensus "best" place to lease laundry equipment?

I'm pretty basic being an hvac guy, I install equipment and ducting and you pay me when I'm done.
