Otherwise you'll get a bunch of vague responses from people who've been here on this site from 6 months to a year but seem to respond to every post as if they were an expert in all fields just to up their post/influence count.

This holds true in most markets (I would guess all, but will not say that as I dont have that info).Also, the 90 day anti-flip rule was removed, and the 20% above purchase price, while in effect, does not ELIMINATE anyone from doing so, you just need to have 2 appraisals and substantiate the reason for the larger increase with repair bills and such.

The moderators would probably tell you (as they have in this thread).Or you can inspect your influence score, since violations of the forum policies result in a decline in the offender's influence score.

I would venture to say that most of their posts were questions asking political, off topic and genreal questions, like the economic impact of the fed on RE, Such postings were obviously to run up the points quickly to gain influence, IMO, as some of these folks are really not that well versed in the technical issues of real estate.It has turned BP in a broader scope of macro business topics rather than drilling down into details of real estate.

I don't have a single stand out influence, but I do remember when I had a lawn care business in my early 20's that there was a another lawn care guy in his early 40's that had 50 SFR's around and north of White Rock Lake in Dallas.
