Yes, this being residential, sounds like the bank may be running interference for the buyer too, there have been several times that if I felt like the borrower was getting a bad deal, I'd assist from the lending side for a more equitable solution.

You can ask that if they pay early every month you will give them a small rent credit.Sometimes tenants will just pay the late fees every month like clockwork and do it for years for whatever reason even if you present them other solutions.
