I bought a single family property with an underground storage tank in Newark for $56K.

We also know the economy has tanked and Sec. 8 could bring stability provided they are good tenants. 

In order to really get in trouble I think the economy would have to tank worse than last time, and I would have to loose my job and not be able to find ANY work for an extended period of time.

Therefore, the house will have to be well designed and constructed to have creature-comforts such as solar panels, rain barrels, septic tanks...  

This establishes in their mind that I'm not one of the typical sharks trying to steal their house (and yes, that is what they think investors are.) 

As far as tools I wouldn't leave any in the house and I wouldn't install anything that can be taken out (water tank, furnace, appliances) until rehab is almost done.
