I think that's fair, but I do feel like, eventually, buyers will start to see the value, and if the seller is willing to go through the extra trouble, they should be compensated.

If being near family is important today and you might move somewhere else in 5 years then look at the Virginia area and the market factors out there, appreciation, wage and job growth, supply-demand etc..

If the seller makes the clause that a lower price will not be accepted if the appraisal comes in low, do not sign that!

You can look on CCAP (circuit court for your county) and pull up distressed sellers--like foreclosures, probate, skip trace then call them.
