I’ve used him a lot for random stuff since, and will have him do the final setup of furnishings.

I don't have any friends or family who have that kind of jack to put into a deal, regardless of the projected return (currently 278%, which includes return of 100% of original investment plus cumulative cash distributions over a 5-year timeframe; like I said, this appears to be a great deal).I've got a pretty deal package put together, with lots of information and spreadsheets (I really like spreadsheets), so if a random stranger said, "Hey, you got anything I can invest in?"

Also, to unpack your experience,  I have seen perhaps some of the worst locations available on the market in those random cities as the selected properties. 

There are many reasons for the price disparities, everything from location (the hills are usually a few degrees warmer year-round, and above the ice fog), neighbors (typically a Sanford and Sons type hoarding houses randomly about....so nice houses go up next to what looks like a junkyard), no real building codes, so pretty much anything goes, etc.

Annual inspections - they go through 1/3 of all units "randomly" selected by another computer program.
