There may be some local factors (nearby construction development or major change) influencing the owner to sell at a discount OR perhaps the owner has not been keeping up with capital improvements and the tenant base as suffered and therefore actual collections of rent have been impacted.

That's actually meant to protect tenants by STOPPING landlords from cramming as many tenants into a property as possible.You'll need to check your local ordinances for any statutes you can use.FYI: Section 8 usually allows 2 people/bedroom, but they also allow two people to use living room as temp bedroom (sofa bed).

It's in your best interests as the property owner to have enough working combination smoke/CO detectors to protect the property (let alone the people living there).

He will chime in say what he did and you will chime back that the work was good (if it was) and you are now happy.If you have a warranty they are going to service, I would for sure do what I had to do to protect my 25 (or 22K) investment.

@Evan SwansonThe question is should you have a business entity for an owner-occupied property.Will you lose your homestead exemption if the property is moved to an entity.Will you be legally protected if something were to go wrong, most entities protect business assets but an owner-occupied property is also a personal asset.Speak with an attorney.
