Yes, you can tick off a seller, you also hook your reputation in front of a listing agent and broker putting up with added paper work clogging things up.If there is a good reason to low ball on an offer, justify it and make the offer.

I'd also watch my time invested in this - I'd prevent it from taking up too much time.Whether he paid rent or not, he was living on your property and performing a specific task related to the property - in my state, that forms a lease agreement.

The bank cannot refuse to accept the financing because they accepted your cash offer that still reserved your right to pursue financing and you still have your "ace in the hole" of having cash if you did have to use it.Obviously confirm that the PA you are using does not have language preventing this, but it may help you get deals like this closed.
