A couple of my investors are looking to invest in this particular market and just looking to get an idea of the average price per acre for large rural farmland properties.

Was it marketed to you as POS compliant on the listing, or understood that the seller was clearing the POS? 

Market the unit as having a kitchen + wet bar (eg, selling the not-a-kitchen in the not-a-unit as a feature) and being some sort of "luxury penthouse apartment" or something.

However through my research i keep coming across this term sneaky duplex where people turn there basements into a unit or block off part of there house to turn into a separate unit. my plan is to use the basement for traveling nurses because you would already have the water and power turned on for them "house is 5 minutes away from the hospital", live in the upstairs for a year and possible house hack one of the rooms.

That means I get access to better deals through their community than investing on my own because they have better negotiation power as a large investment group.  

Suggestion: reach out to anyone marketing a unit for rent on the web, sign or newspaper.  

However, Matthew reminded me of my long-term investment objective and assured me that the property would appreciate, given the strong real estate market in Alabama.
