I also think less people will book....because now in their mind they are paying $150+ more a night and they may very likely say...oh forget it -  too expensive.  

Some good locations right now that I hear about are in and around Kansas City, Ohio, someone just mentioned South Dakota but that’s the first I’ve heard of that one, Texas is growing but more expensive, you’re in Florida so you know that market is hot.

Also, regret is still fresh in my mind over selling a duplex I had back in 2016, oh how nice the cash flow would be now.I would also be interested what area of Jo you are in.
