Given the unprecedented scale of mass unemployment, close to 17 million initial cases of unemployment claims in 3 weeks I have no idea how people think this will simply blow over come Q3 or Q4 2020.

Your detailing a market PRIMED not just for tenant default's but MASS tenant default's. 

I couldn't agree with @Aaron Klatt any more, most of the books I've read, and from the mass amounts of research I've put in to understanding flips points towards two things: (a) Calculate based on numbers you are familiar with (ex: $X for a new kitchen, or calculate based on an average per-square-foot cost), and, (b) Understand that each area has it's own, respective, cost for improvements based on your location.

Or if you have any other places you will think it's a good time to buy rental investments in Mass?
