Ground-Up financing is much different.

If the borrower just needs 50% LTV this seems pretty simple to get done, are they looking for bridge or perm financing?

A little background though...last spring we finished a long renovation by mid-May and didn't get the house listed on AirBNB and Vrbo until early June, which was much later than we were planning, and we still filled the rest of the weekends for the summer.

You could tap into your equity to do a hard money loan but you need to have an agent run comps or pinpoint the ARV.

Because of the way they are valued, there isn't that much difference in the business plan for profitably acquiring and running these.
