Basically a restricted unit can definitely burn out a capacitor and anytime you set a unit too low causing it to  struggle to keep up (ex. set at 69 but it never drops below 76…) will keep a unit running 24/7.

@Rachel Chioreanu your PMC is following the law.Let's say the property suddenly becomes uninhabitable or the tenant is a victim of domestic abuse, both of which would legally get the tenant out of the remainder of their lease.Where would your PMC get the rent funds to reimburse the tenant if they've already disbursed the funds to you?

Our first house in Highland Park will make a great rental property with low operating expenses, but our current house in Saint Anthony Park is a higher-end, modernized home that would make an exceptional profit  if we sold it (as we did a complete renovation ourselves) but would be break-even or negative when renting.

Since the start of the year, I've read a handful of BP books:- Rental Property Investing (Brandon Turner)- How to Invest in Real Estate (Brandon Turner/Josh Dorkin)- Investing in Real Estate with No (and Low) Money Down (Brandon Turner)- BRRRR (David Greene)- Multifamily Millionaire Volume 1 (Brandon Turner/Brian Murray)- Start with Strategy (Dave Meyer), currently readingI was thinking of using the equity to BRRRR small multifamily properties and combine some concepts from both the BRRRR and Multifamily Millionaire books (specifically making cash offers via HELOC to secure distressed properties, ideally vacant to set market rents).
