Buildings are all fitted with Cameras and live-in staff who cleans the hallways and yard areas daily.

Hey guys, I looked at this unit today and I was surprised how clean it was for the price.

My thinking is to get out of all bad debt and start with a clean slate and have enough cash on hand for investment route i choose.

People with law degrees who worked as property managers, sports medicine degrees who were salespeople, finance degrees who cleaned houses for me, etc. 

We can easily determine the additional cost of electricity, gas, water usage, and consumables (paper towels, laundry detergent, cleaning products, etc.). 

I think you can implement a healthy mix of both exit strategies. 2)I have no input on this point but I just think it is really cool concept.

With that being said, I do have bank accounts for each property with healthy reserves. 

She had expressed to me that Covid was stressing her out, clean for years she started taking drugs and overdosed.   

I feel there is a bunch of risk with this and really just want to get it off my hands as cleanly as possible.I have a relative who owns a house free & clear 4br / 2.5ba house that is around ~250K fixed up but is currently in bad condition.  

The main things about renting to a group of inexperienced tenants is that they may not take timely rent payment seriously, they may not know the housekeeping tasks necessary to keep the rental clean, they may not know when to call about minor maintenance issues that can grow into bigger problems.
