If you had first run the numbers on your home and the numbers told you it worked as an investment, THEN you decided to buy it, I would change my perspective.  

I’m looking to invest in a deal and just want some perspective.

By not claiming deductions I could increase my annual income (from a tax perspective obviously) and that would be beneficial as I intend to buy more properties this year.Any insight is appreciated.

I wanted to find the cons of having an Airbnb property and saw an interesting video on YouTube that put a lot of things in perspective.

The property is in decent shape structurally, I will be putting another layer of shingles over the roof (one layer currently about to end of life span), Exterior needs a fresh coat of paint also.

If it looks trashy when you get it back in 4 months, then you can take it off their security deposit and have freshly mulched/mowed areas for the new people.

I can speak from a lender's perspective.

We left them a pot of coffee, and fresh baked cookies which were still warm when they got there.
