@Anthony Dooley Land Contracts are extremely common in WI for investors to use and there are a lot of them out here making a ton of money on them.

Part of that equation is that I grew up in the septic business and understand them extremely well. 

The market is extremely competitive but the pay off is great.

They deal in extremely high volume of commodity goods where all items are of like kind, like 100,000 cans of tomato soup. 

Im extremely eager to learn and hard-working, but getting my confidence up by learning would be key in my development I think

I just got my son under contract on one after looking at a lot of resales in extremely bad condition.

The partnership has worked out extremely well overall but we both learned that we did too much of the work ourselves instead of hiring a reasonably priced contractor.
