Your responsibility as a landlord is to learn ALL your state landlord tenant regulations before you rent to your first tenant.  

In my case, I never lowered rents on an existing tenant during the recession (olympia, WA 1 hour south of Seattle).

I just edited my rules and regulations so that the next tenant lease will include this feature.

I’m unsure of their regulations on short term rentals?

How will the additional plumbing connect to the existing and does it have enough room for the slope required for drainage?  

Death by regulation seems to be the goal.

All of existing properties required rehab and we selected tenants.

David,  this is part of the cycle.. so many especially on BP started in real estate after 08 and their only perspective is the once in a lifetime buying opportunism that existed in 2009 to 2013 ish 2014 ish.. depending on area of the country.now to me its getting back to normal.there should not be thousands of wholeslaers there is simply not enough deals for all these who think they can make money doing that ... but they will find out..
