In general, we no longer have 'lower prices' or the '1% rule', so those two things you should research more.

This should be an easy one for a hard money loan.

Showing your tenant you are actively working to address their concern should make it easy to propose to them if you get it tested by a professional and comes back negative that they pay.

So Whole selling is pretty much your best option and to get a list of prime properties to wholesale wasn't easy.

Depending on your state it can be very easy.
