If there are only 5 or 6 sold listings in the last year in that area, I know I need to give my comp average less weight and be more diligent about pulling specific comps on it.

There are so many variables, especially with older properties.Workers who are honest, dependable, skillful, reasonably priced and personable are worth their weight in gold.

I went to my local bank and they informed me that they do standard 75% of property Value REI loan, which means I just need to find 25% of w/e deal I'm going for.

However, our current applicant is 80 years old and does not have a computer let alone an e-mail address as is required. 

I have not walked the properties, however requested through my agent the Schedule E, break down of Utilities as far as what is covered vs what is subbed, Insurance est as it is in flood, and lease info (Who's under contract who's not). 

Many times the complaint is dismissed or a further hearing is held if the complaint has substantial substance and weight to it.To file a complaint you have to get notarized and complete certain  steps.

I think Amazon would add extra weight to housing affordability therefore I like the mid-continent cities but there are very few that seem plausible and/or well connected enough to make it seem reasonable.

I will make more just on simple referral fee's than many w 2 workers do in a year and I mean simple ... one phone call or e mail and bam 5 to 10k in referral fee's from someone around the country.
