Having the septic tank pumped is in expensive compared to replacing the drain field. 

I got a plumbing company to come snake it out and they did a camera view and saw that the connection from PVC to the City Drain has a short clay pipe still there...thus with the ground shifting the PVC no longer drains clear to the City Drain.

To make sure it was taken care of, we installed drain tile, a sump pump, regraded the foundation, and put in an egress window which resulted in a much brighter, much drier, and much more legal bedroom.

If you list it you probably won't have much extra.But let's say you'll walk away with 100K and pay off the 35K - you'll have 65K to use for another property that might create income, instead of draining you.Don't get emotionally attached to the view that you might never see again.

There is a 50/50 chance the problems were tenant caused , like a clogged drain on a window a/c unit , people taking showers without closing the curtain ,  did someone overflow the tub of sink?    

If I rented a place and there was something I considered a safety issue, and the landlord wouldn't repair it, I would move somewhere elseConsidering that is a gravel driveway, the problem is probably easily solved with some drain tile and a couple of catch basins, but if the landlord doesn't want to do it I personally think that's his/her preference (dumb, but whatever). 

Plug in or hardwire the electrical,  content the hot water line and content the drain then screw into countertop.  

Be careful to not drain the cash account, as that's used to verify/justify financing later.Your personal taxes will then declare the LLC distribution income

He's not given you any address, so he's made things difficult.Be sure to do something relaxing so you can drain some of the stress!

They understand it is to insure that all mechanicals are operating properly, no mold, no dripping taps or leaking drains, smoke detector functioning properly, etc.The fact that I also inspect for any tenant damage is a secondary issue.I have a lot of money invested in all my properties and place my priorities above any tenant that has the opinion that since they pay rent the landlord should stay the h*ll out.
