We put that in the pile with "inspection contingencies".Per the OP's wording they are trying to gather all the benefits of the seller "believing" they are taking it like it is (bypassing other, possibly higher offers) and then come around once they have pushed all other offers out of the way and go for a price reduction. 

And I know of at least 2 other individuals from state level enforcement from 2 different states that are here too.But Im 95% sure the op of this thread is using a fake name.

Maybe it will help to tell the OP why your way worked for you, but also acknowledge all the ways it can go wrong.

Maintenance also means it's a co-op which you won't be able to rent it out anytime soon.

We live in a co-op structure so in no case can it be, nor do we wish this to become an Airbnb.  

The OP did not 'fail to take care of' the situation.

I know we all try to steer business to our personal sand box's however singling out one turnkey company while praising another seems mean spirited and or there is some personal vendetta going on and so maybe the OP will want to  take that into consideration.

UPDATE-Since my OP on 9/18, I told my roommate that the option for her to end the lease early is available.

Moving into an LLC is way way down at #5 or lower on the list of liability containment tactics.Also re the OP's topic, don't worry about due on sale, banks today learned their lesson re calling loans and foreclosing.
