Apparently there was a domestic dispute.

I've been advised before that in domestic disputes I can't change the locks, (or better not) but the spouse can.

If you speaking to a business minded type, allow them to suggest what they would be interested in, Be sensitive to their tax position, I try to suggest that WE speak to their accountant if they have concerns, that's another few chapters dealing with an investor's trusted advisor and it's important that both of you be there, and come to a resolution as walking out without closing the deal only lets them make a phone call later to be talked out of doing the deal.

Is there anything special I should include in the contract either between me and my partner (I'm planning to include terms of my cash contribution, how we will hold title, who is responsible for what during the rehab and listing, and how disputes will be settled) or us and the seller?

Check on cost of splitting utilities...might end up as arbitrator in tenant dispute....Is house hacking an option?

Not to dispute any info but just providing the facts as I see them here in Toronto. 

Many jurisdictions have some sort of self help/legal aid for tenant/landlord disputes.
