If you do it well, you will make a decent amount between cash flow, appreciation, mortgage paydown and tax savings. 

If you have more of an appetite for leverage, then I think you trade up into better quality, higher appreciation assets; however, life does not exist on a spreadsheet.

If you like the Arkansas market you are in and there are appreciation and cash flow opportunities, you should focus on getting another there to make management easier because that price point is likely better than in Maine.
